Refurbishment of the ground floor of Victorian Terraced Property –Fairwater

The terraced property underwent a complete make-over. Originally the project extended to new windows and floors, new cornice and picture rails, a revamp of the front garden and some decoration. When we started the project, we found old lead water pipes that were leaking. There was considerable damp in both rooms which resulted in the renewal of both floors.
The client wanted new cornice to match the original in the front room. We sourced a supplier and the result looked fantastic. Ceiling roses were also requested to tie in with the theme. We were asked to lay new flooring throughout, the new floor had a continual flow from the lounge through the dining room and into the hall, this gave a feeling of space and continuity.
The client asked if we could replicate Victorian panelling to the hallway. In order to do this we needed to reduce the size of the radiator and move an old lead gas pipe in the hallway to ensure the symmetrical layout of the panels.
The front windows were replaced by traditional style sash windows in PVC and looked amazing. All the brick work was acid cleaned and re-pointed in a dark grey mortar. The canopy was re-tiled with Rosemary tiles and the iron work was painted black to complement the new brick boundary walls. Black railings were added to top of the external walls and anthracite porcelain tiles were laid to the front after digging out pockets for planting. The overall look to the front of the property is one of understated elegance. The use of complimentary materials really brings the scheme together.
